Yes. Contracts generated by Abitamo fully comply with the relevant rental legislation for Portugal (NRAU, Law 6/2006) and Spain (LAU and Housing Law 12/2023). All mandatory clauses required by local law are included and validated automatically.

Yes. Since October 08, 2026, the rent update clause respects the extraordinary cap of Royal Decree-law 29/2026 while it applies. From November 15, 2026, the duration clause reflects the mandatory renewal regime of Royal Decree-law 28/2026. Contracts generated before then include an information note about it. If a decree is repealed or changed, we update the generator. The rules in force on the signing date apply.

In Portugal, the minimum duration is 1 year under the NRAU. In Spain, it is 5 years for individual landlords or 7 years for legal entities under the LAU. Abitamo validates these limits automatically when you configure your contract terms.

In Portugal, the NRAU caps the security deposit at 2 months' rent. In Spain, the LAU sets a mandatory deposit of 1 month's rent, with optional additional guarantees of up to 2 months. Abitamo enforces these limits automatically.
